CONDITIONS
Definitions
Agreement means the Cover Sheet, these Conditions and, if you have accepted it, the Contents Protection Plan Summary. Facility means our site at the address on the Cover Sheet, including the building, yard, external containers and access routes. Unit means the indoor unit or external container allocated to you. Goods means everything you store in the Unit. Fees means the Storage fee and any other charges under this Agreement. Access Credential means the personal PIN code, app login or other method we give you to open the Facility gate, doors and your Unit. Contents Protection Plan means the insurance arrangement for your Goods described in clause 48 and the Contents Protection Plan Summary, if you have accepted it on the Cover Sheet. Storage Period means the period from the start date on the Cover Sheet until this Agreement ends. Billing Date means the day of the month on which the Storage Period started; each billing period runs for one month from that day. Declared Value means the full replacement value as new of the Goods that you have declared on the Cover Sheet, as updated by you in writing. Protection Level means the Contents Protection Plan level you have selected and paid for on the Cover Sheet.
Clause numbers and section headings follow the Self Storage Association UK Standard Storage Agreement 2024 so the two can be compared clause by clause. Where Keystone has added or varied a provision it sits within the corresponding numbered clause.
STORAGE
1. Provided your Fees are paid and you keep to this Agreement, you: (a) are granted a licence during the Storage Period to store Goods in the Unit we allocate to you, and only in that Unit; (b) are deemed to know what is in the Unit at all times; and (c) confirm that you own the Goods or are authorised by the owner to store them and to deal with them under this Agreement.
2. We: (a) have no knowledge of the Goods and are not deemed to have any; (b) are not a bailee, custodian or warehouse keeper of the Goods and do not take possession of them; (c) grant no lease or tenancy of the Unit or any part of the Facility, and nothing in this Agreement creates a landlord and tenant relationship; and (d) keep control, possession and management of the Facility and the Unit, and you have no right to exclude us from either.
3. This Agreement starts when we accept your order, either by countersigning the Cover Sheet or by confirming your online booking. The Storage Period starts on the date shown on the Cover Sheet.
COST
4. Not used. We do not take a deposit or charge a signup fee.
5. You must pay: (a) the Storage fee and any Contents Protection Plan charge monthly in advance, the first payment before you first access the Unit and later payments on each Billing Date, by direct debit, card or standing order; (b) the Late payment fee on the Cover Sheet each time a payment is late or reversed, and the Failed payment fee each time a direct debit or card payment fails after one retry; (c) our reasonable costs of recovering unpaid Fees or enforcing this Agreement, including entering and inventorying the Unit, debt collection, legal and professional fees; (d) VAT and any other tax or duty on the supply; and (e) the Cleaning or clearance fee and the cost of any repairs under clause 23. All Fees include VAT at the current rate and are taken from our published price list; if the VAT rate changes the Fees change by the same amount. Business customers receive a VAT invoice showing the net amount and VAT. Payment is made when we receive cleared funds; if you pay by transfer you must quote your Agreement number, and we may treat your account as unpaid until a payment is identified. If you hold more than one Unit, we may apply any payment to the oldest amount owing on any of your agreements. Accepting a part payment does not stop us exercising our rights for the balance, and the time for taking action still runs from the original due date.
DEFAULT – RIGHT TO SELL OR DISPOSE OF GOODS
6. We take payment seriously and we have a general and particular lien, which is a right to hold and ultimately sell or dispose of some or all of the Goods as security for what you owe. If any Fees are not paid when due, you authorise us without further notice to: (a) refuse you access and overlock the Unit until everything owing is paid; (b) enter the Unit, inventory the Goods and move them to another unit or site at your cost, on any number of occasions; and (c) hold and ultimately sell or dispose of the Goods under clauses 8 to 10. Storage fees continue to run until the debt is paid or the Goods are sold or disposed of; we sell as if we were the owner and pass full title to the buyer; and if you do not pay on the due date, the full value of any introductory offer or discount you have received becomes payable. Introductory offers apply to unit rent only, are for new customers, are limited to one per household or business, and are also repayable in full if you end this Agreement before the minimum stay shown on the Cover Sheet.
7. If this Agreement ends for any reason and you leave Goods in the Unit, we may treat them as abandoned and sell or dispose of them under clauses 8 to 10. Storage fees for the period from abandonment to sale or disposal, and the costs of disposal, are added to your debt.
8. Before we sell or dispose of Goods we will give you written notice requiring you to pay (if you are in default) or to collect the Goods (if we treat them as abandoned). Notice is sent by recorded post to your last notified postal address and by email, and may also be sent by direct message; if we have no UK address we will use any address or contact we hold for you or your Alternate Contact Person. The notice will give you at least 14 days. If you do not pay or collect within that time we will enter the Unit and begin the sale or disposal process. We will sell for the best price reasonably available in the open market, taking account of the costs of sale, and may add default action costs, including the cost of accessing the Unit and selling or disposing of the Goods, to your debt. We will comply with the Torts (Interference with Goods) Act 1977 where it applies. You consent to the sale or disposal of all Goods regardless of their nature or value.
9. Sale proceeds are applied first to the costs of removal and sale, then to the debt. You must pay any shortfall within 7 days of our written demand and we may recover it with our costs. Any surplus will be returned to you if reasonably possible; otherwise we hold it for you without interest.
10. If in our reasonable opinion the Goods are not saleable, fail to sell, or are not worth the cost of selling, you authorise us to treat them as abandoned and dispose of them at your cost. We may also dispose of Goods immediately, and notify you within 7 days, if they are severely damaged by fire, flood or another event, of no commercial value, dangerous, or may contain personal data.
11. Anything left unattended in a corridor, loading area, the yard or anywhere outside your Unit is treated as abandoned and may be moved, sold or disposed of immediately without liability to us.
ACCESS
12. You may access the Unit during the Access hours on the Cover Sheet and subject to this Agreement. We may change Access hours temporarily for safety, maintenance or an emergency, and will give notice by sign, text or email where we reasonably can.
13. If you have taken the 7-day access add-on on the Cover Sheet, Sunday access is included for the charge stated. There is no access outside the published hours. The Facility is unmanned: entry to the gate, the building and your Unit is by your personal Access Credential. The Facility is covered by recorded CCTV and every entry is logged; we may use these records to manage the Facility and to investigate any incident.
14. Your Access Credential is personal to you. You must not share it, write it down where it can be found, or allow anyone else to use it. You are responsible for everything done at the Facility by anyone using your Access Credential or whom you bring on site. We may ask anyone on site for proof of identity and refuse entry to anyone who cannot provide it. If you need another person to have independent access, ask us; we may issue an additional credential at our discretion, in your name and at your risk.
15. We may refuse or suspend your access to the Unit or the Facility if any Fees are owing, whether or not we have demanded them, or if we reasonably believe the safety or security of any person, Unit or Goods is at risk.
16. If you let anyone else use your Access Credential or a key to your container padlock, you do so entirely at your own risk. Container padlocks and keys are yours to keep safe; we do not hold a key. If you lose your keys we can cut the lock off by appointment and sell you a replacement padlock at the price on our price list.
17. You authorise us, our agents and contractors to enter the Unit, breaking any lock if reasonably necessary: (a) on at least 7 days' notice to inspect it or carry out repairs or alterations to the Unit or the Facility; (b) without notice in an emergency or to prevent injury or damage, telling you as soon as we reasonably can afterwards; (c) if we reasonably believe prohibited Goods are stored or the Unit is being misused; (d) if required by law, the police, fire service, trading standards, HMRC, another authority or a court order; or (e) to move the Goods or exercise our rights under clauses 6 to 10.
18. You must not store, or allow anyone else to store, any of the following in the Unit: (a) food or perishable goods unless sealed so they cannot attract or be reached by vermin; (b) any living creature; (c) combustible or flammable substances, including gas, petrol, oil, paint, cleaning solvents, aerosols and compressed gases; (d) firearms, explosives, fireworks, weapons or ammunition; (e) chemicals, radioactive or biological materials, toxic waste, asbestos or other hazardous substances; (f) anything that gives off fumes or odours; (g) illegal items or goods illegally obtained, including counterfeit or smuggled tobacco or alcohol, and unlicensed or unsafe goods such as toys, electrical goods, medicines, aerosols, cosmetics or fireworks; (h) anything environmentally harmful or a risk to other people's property; (i) currency, deeds and securities; and (j) items that are unique or whose value to you cannot be assessed in money.
19. You must not use portable heaters in the Unit at any time, and must not charge anything in the Unit.
20. You must not store in any Unit: (a) lithium ion batteries over 160Wh unless built into permitted Goods and not removable; (b) portable chargers, power banks or similar portable power sources; (c) more than five battery-powered vehicles such as e-bikes, e-scooters, e-skateboards or ride-on toys, unless the batteries are removed and not stored in the Unit; or (d) more than ten laptops, tablets, children's toys or similar items with built-in batteries. Permitted Goods with built-in batteries must be free of visible defect, must not be stacked, and must be stored with air around them, ideally at a low charge. You are liable under clause 32 for any breach of this clause.
CONDITIONS
21. You are solely responsible for securing the Unit whenever you are not in it. Indoor Units are fitted with our electronic lock, which opens only with your Access Credential; you must not fit your own padlock to an indoor Unit. External containers must be secured by you with a closed-shackle padlock fitted inside the lock box; we do not hold a key. We are not responsible for an unlocked or badly secured Unit. You must not fit anything to our overlocking position; we may cut it off at your cost. Where applicable you must secure the Facility gate or door behind you.
22. You must use the Unit for storage only and must not, or allow anyone else to: (a) use it as a workshop, office, showroom, business or mailing address, or as living or sleeping accommodation, or carry on any trade or activity in it; (b) do anything at the Facility or in the Unit that may be a nuisance to us or any other person, including letting any noise, vibration, smell or substance escape from the Unit; (c) do anything that may invalidate or increase the cost of our insurance or anyone else's; (d) paint, alter or fix anything to the Unit; (e) connect power, water or any other service to the Unit; (f) damage the Unit or the Facility, including by removal or delivery contractors; or (g) obstruct or leave items or refuse in any common area.
23. You must keep the Unit clean and in good repair during the Storage Period and tell us promptly about any damage or defect. If the Unit or Facility is left dirty or damaged we may charge the Cleaning or clearance fee on the Cover Sheet (our reasonable cost, minimum £35) and the reasonable cost of repairs, replacement, restoration or disposal of refuse.
24. You and anyone with you must take reasonable care on site and respect the Facility and other customers; follow our signs and the reasonable instructions of our staff, agents and contractors and any rules we publish for the use, safety and security of the Facility; drive slowly and park only where indicated; supervise children at all times; keep animals in vehicles; and not smoke, vape or use naked flames anywhere on site. Vehicles and their contents are left at your own risk. You must give us the make, registration and colour of every vehicle you will bring to the Facility, on the Cover Sheet or in writing beforehand, and tell us before you use a different one. Our CCTV and gate systems may record registrations; a vehicle we do not have on record may be refused entry or treated as a security incident, and the reasonable cost of any resulting security call-out is charged to you.
25. This Agreement gives you no right to exclusive possession and we may require you to move to another Unit of at least the same size: (a) on 14 days' notice, during which you may instead end this Agreement under clause 41; or (b) on shorter notice if an incident means the Unit or its area must be closed. We will pay your reasonable removal costs if agreed in writing beforehand. If you do not move by the date given, you authorise us to move the Goods as your agent at your risk, except for damage caused wilfully or negligently, which is subject to clause 30. This Agreement then continues on the same terms with the new Unit number substituted.
26. You must check that the Unit is suitable for your Goods before storing them and from time to time afterwards. We make no promise that any Unit is suitable for any particular goods and accept no liability in that respect. External containers are outdoors and, although vented, are subject to changes in temperature and humidity; you accept that risk when you take one. Unit sizes are approximate; by signing you accept the actual size of the Unit, not any described size.
27. We may refuse to accept any Goods, or require you to remove Goods, if in our opinion they create a risk to the safety of any person or property.
28. You must tell us in writing within 48 hours if your or your Alternate Contact Person's details on the Cover Sheet change. You agree we may discuss your account, including any default, with your Alternate Contact Person.
RISK AND RESPONSIBILITY
29. We are not liable for any loss or damage you suffer because you cannot access the Facility or the Unit, whatever the cause.
30. The Goods are stored entirely at your risk and you bear the risk of all theft, damage and deterioration however caused. Except where clause 48 applies, we exclude all liability for: (a) loss of business, profit or any other consequential or indirect loss; and (b) loss of or damage to Goods or any claim for return of Fees, other than loss or damage caused by our negligence or breach of this Agreement, in which case our total liability to you is limited to £100. Nothing in this Agreement limits our liability for death or personal injury caused by our negligence or wilful default, for fraud, or for anything else that cannot be limited by law.
31. Subject to clause 48 if it applies, we do not insure the Goods and accept no responsibility for them beyond clause 30. It is a condition of this Agreement that the Goods remain insured by you for the Declared Value for the whole Storage Period; before you move in you must show us a policy in your name covering goods in storage, and you confirm that cover is in place, will not lapse, and that the value of Goods in the Unit will not exceed the insured value. We give no advice on insurance and seeing a policy document does not mean we have approved it or confirmed it is sufficient.
32. You must compensate us in full for all claims, liabilities, demands, damages, costs and expenses, including reasonable legal and professional fees, that we or any third party incur as a result of or incidental to: (a) your use of the Unit, including the Goods themselves, their storage and your or your visitors' presence at the Facility; (b) any breach of this Agreement by you or anyone acting for you; or (c) our enforcing this Agreement.
33. You must comply with this Agreement and all laws and regulations relevant to the use of the Unit, including those relating to the Goods and the way they are stored, and are responsible for all liabilities resulting from any breach.
34. If we have reason to believe you are not complying with the law we may take any action we consider necessary, including those in clauses 17 and 41, contacting and cooperating with the authorities, submitting Goods to them, or removing or disposing of Goods at your cost, even if we could have acted sooner.
35. We are not in breach of this Agreement, and are not liable for any delay or failure in our obligations or for any resulting loss or damage to Goods, where this results from anything outside our reasonable control, including fire, flood, storm, accident, breakdown of plant or machinery, failure of power, telecoms or the access control system, shortage of labour or materials, strike, riot, terrorism or its threat, epidemic or pandemic, action or restrictions by any authority, or the entry to the Unit or Facility by, or the seizure or confiscation of Goods by, any competent authority. While such circumstances continue we are not responsible for failing to allow access to the Goods, Unit or Facility. We will do what we reasonably can to reduce the effect.
PERSONAL INFORMATION
36. We collect information about you and your Alternate Contact Person when you register and while this Agreement continues, including personal data, and process it in accordance with the UK General Data Protection Regulation, the Data Protection Act 2018 and related law, and our Privacy Notice, available on request and on our website. You confirm your Alternate Contact Person has agreed to you giving us their details. We may carry out identity and credit reference checks and may share information about your account and any default with credit reference and debt recovery agencies.
37. Because you have given us your contact details in the course of taking storage with us, we may send you information about our own similar products, services and offers by email, text or post, unless you opt out on the Cover Sheet. Every marketing message includes a way to opt out, and you can change your preference at any time by contacting us or through your online account. We will not pass your details to third parties for their marketing.
COMMUNICATIONS AND NOTICE
38. We may send you notices about day-to-day matters and minor changes to this Agreement by email, text or in-app message. These take effect one hour after sending, or immediately if they concern an urgent problem or emergency. We may also send you a direct message on social media.
39. Notices of more significant matters, including ending this Agreement, changing Fees or terms, significant disruption, or enforcing our right to sell or dispose of Goods, must be in writing and delivered by hand, post or email. Hand delivery is received on delivery, email one day after sending and post 48 hours after posting. Notices to you go to the addresses on the Cover Sheet or the latest you have given us, and may also be sent by direct message. If we cannot reach you at your last notified postal or email address, notice to your Alternate Contact Person counts as notice to you. Notices to us go by hand or post to the Facility address, or by email to customerservice@keystone-selfstorage.co.uk. Where there is more than one named customer, notice to or from any one of you is sufficient.
CANCELLING OR ENDING THE AGREEMENT
40. If you are a consumer and entered into this Agreement without being at the Facility in person (for example online or by phone), you have the right to cancel within 14 days starting the day after this Agreement is made, without giving a reason. To cancel, tell us clearly by email to customerservice@keystone-selfstorage.co.uk, by post to the Facility address, or by phone, quoting your name, address and Unit number; you may use the model cancellation form available on request. If you asked us to start storage within the cancellation period and then cancel, you must pay for the storage you have had, in proportion to the full price, up to the day you tell us you are cancelling and have removed all Goods. We will refund the balance within 14 days using the payment method you used. Cancellation does not apply to business customers.
41. This Agreement is monthly rolling. You may end it at any time by giving us at least 14 days' written notice under clause 39, through your online account or by email. You pay to the end of the month you have already paid for and we do not refund part months; if your notice runs past that date, the following month's Fees fall due and your storage runs to the end of that month. We may end this Agreement by giving you at least one month's written notice. We may end it immediately by notice if you carry on illegal or environmentally harmful activity, store prohibited Goods, or commit any other breach that you do not put right within 14 days of our asking. You must remove all Goods and leave the Unit clean and in good repair by close of business on the end date, and pay all Fees and other sums due to that date; if you do not, clauses 7 and 23, and clauses 6 to 10, apply. If we enter the Unit and find no Goods in it we may end this Agreement without notice and will tell you within 7 days.
42. You must check the Goods carefully when you remove them from the Unit and tell us about any loss or damage as soon as reasonably possible.
43. Ending this Agreement does not affect any rights, remedies, obligations or liabilities that arose before it ended, including the right to claim damages for breach, liability for outstanding sums, property damage, personal injury and environmental damage.
OTHER TERMS
44. If you take up additional services we offer, such as collection, separate terms and charges apply, as set out on our price list.
45. We may vary the Storage fee or other terms of this Agreement, and add new terms, by giving you written notice. The changes take effect on the first Billing Date at least 28 days after our notice. You may end this Agreement without charge before the change takes effect by giving notice under clause 39; otherwise your continued use of the Unit is acceptance of the changed terms.
46. You acknowledge and agree that: (a) this Agreement is the whole agreement between us and you have not relied on any statement, promise or representation not set out in it; (b) descriptions on our website are illustrative only and have no contractual force; (c) our terms apply to the exclusion of any you seek to impose or that are implied by law, trade custom or course of dealing; (d) you have raised all queries relevant to your decision and we have answered them to your satisfaction; (e) any special terms agreed between us are recorded in writing in this Agreement; (f) if we do not enforce a right at any time we may still do so later unless we have told you in writing that we have waived it; (g) no one other than you and us has rights under this Agreement and the Contracts (Rights of Third Parties) Act 1999 does not apply; (h) if any part of this Agreement is found invalid or unenforceable the rest still applies; (i) you may not transfer your rights or part with possession of the Unit or Goods while they are at the Facility; (j) we may transfer our rights to another organisation and will tell you if we plan to; (k) where there are joint customers, each is fully responsible and we may enforce against any one of you; and (l) this Agreement is Keystone's standard self storage licence agreement, which follows the structure and substance of the Self Storage Association UK standard storage agreement and is intended to be treated as such for the purposes of our insurance.
47. This Agreement is governed by English law and any dispute will be decided by the courts of England and Wales. Before starting any court proceedings, other than for urgent interim relief, each of us agrees first to offer mediation by an independent mediator agreed between us and to allow a reasonable time for it to begin.
CONTENTS PROTECTION PLAN – If accepted on the Cover Sheet
48. If you have accepted the Contents Protection Plan on the Cover Sheet, we will take out and maintain a contract of insurance covering the Goods while in the Unit for the events, and subject to the limits and exclusions, set out in the Contents Protection Plan Summary given to you with this Agreement, up to the lower of the Declared Value, the Protection Level you have selected and paid for, and £50,000. We do not value the Goods and are not responsible for the accuracy of the replacement value you declare; you must keep it accurate, tell us before it rises above your Protection Level, and list every item, pair or set worth £2,500 or more on the Cover Sheet or an attached inventory. If loss or damage occurs that may result in a claim under our policy, you must notify us as the Summary requires and give us, our insurer and anyone appointed to investigate the information and evidence reasonably required; we will notify our insurer promptly. We will pay or arrange payment to you of the part of any claim proceeds that relates to the Goods, after deducting the excess stated in the Summary and any sums you owe us. Our liability to you under the Contents Protection Plan is limited to the amount we recover from our insurer in respect of the Goods; we are not obliged to start or threaten legal proceedings against our insurer, and nothing in this Agreement makes us your agent. The Contents Protection Plan is not an offer of insurance, you are not a party to any insurance contract and you have no rights under our policy. If you do not pay the Contents Protection Plan charge or any other Fees when due, the Contents Protection Plan ceases from the date the payment was due.

STORAGE
This Agreement is the property of Keystone Self-Storage Limited. Version 3.7, 27 October 2026.
By booking you confirm that you have read these terms, the key points and, if you take it, the Contents Protection Plan Summary, that you agree to be bound by them, and that the details and declared value you give are accurate.
