Protection
Contents Protection Plan
This page explains the Contents Protection Plan if you accept it on the Cover Sheet of our Storage Licence Agreement, and how clause 48 of that Agreement works. If you do not give us a written declaration of the replacement value of your Goods, no protection applies and our liability is limited by clause 30 of the Agreement.
Our insurance is arranged in our own name with Hiscox Insurance Company Limited and can be inspected at our office on request. As our customer you have no rights under the policy; your rights are against us under clause 48. We pass on what we recover from the insurer, and our liability to you is limited to that amount. The Contents Protection Plan is not an offer of insurance.
Protection Levels and monthly charge
Your Protection Level must be at least the full replacement value, as new, of everything you store. Protection is limited to the lowest of your declared value, your Protection Level and £50,000.
Up to £1,000: £5.99 a month
Up to £3,000: £12.99 a month
Up to £5,000: £19.99 a month
Up to £10,000: £34.99 a month
Over £10,000, up to £50,000: by agreement, only where confirmed by us in writing before storing
All charges include VAT.
What the Protection Plan applies to
Your Goods are protected from the time they are placed in the Unit until finally removed, for loss or damage caused by: fire, lightning, aircraft, explosion, earthquake, riot, strike, civil commotion, malicious damage, storm, flood, water ingress, moth, insect or vermin damage from an external source, bursting or leaking pipes, escape of water or other liquid, impact by vehicles, and theft following forcible and violent entry to or exit from the building or the Unit.
Protected value and basis of settlement
The protected value is the replacement value of your Goods as declared by you in writing, within your Protection Level. Settlement takes account of the age, quality, degree of use and consequent market value of items. No property may be abandoned to the insurer, who may claim salvage on any item paid for.
Limits and conditions
Average: if your Goods are collectively worth more than the value you declared, you recover only the same proportion of the loss as the declared value bears to the actual value.
Single items: any item, pair or set worth £2,500 or more must be listed on the Cover Sheet or an attached inventory; an item not listed is limited to £2,500.
Pairs and sets: only the lost or damaged part is paid for, with no allowance for loss of value to the set.
Depreciation: liability is limited to the reasonable cost of repair; no claim is considered for loss of value after repair.
Documents: settlement limited to the sum agreed and the reasonable cost of reprinting or reconstruction.
Non-contribution: no protection where the loss is paid for by any other insurance you hold.
Excess: you bear the first £100 of each incident.
Fraud: a false or fraudulent claim voids the Protection Plan and forfeits all claims.
Exclusions
The Protection Plan does not apply to: motor vehicles, motorcycles, caravans, boats and trailers; mechanical, electrical or electronic breakdown unless caused by a listed event; jewellery, watches, precious stones and metals, coins, money, deeds, bonds, securities, stamps and similar collections; wear and tear, gradual deterioration, warping or shrinkage; any indirect loss; refrigerated or frozen food and drink, plants, brittle objects, items with inherent defects, goods likely to attract vermin, animals; prohibited or stolen goods, drugs, dangerous or explosive items including gas bottles, aerosols, paints, firearms and ammunition; mysterious disappearance unless proved to be the dishonesty of our employees; theft without forcible and violent entry or exit; radioactive, chemical and biological contamination; war; sonic bangs; terrorism; mould and mildew unless caused by a listed event; inherent vice; and any loss while you are in breach of the Agreement, including non-payment.
Claims
Tell us immediately on discovering loss or damage, or when the Goods leave the Unit, whichever is first, and confirm in writing within 7 days by email to customerservice@keystone-selfstorage.co.uk. Report theft or malicious damage to the police and give us the crime reference. Keep damaged items for inspection and supply receipts, photographs or other evidence of ownership and value. We notify the insurer and pass on what we recover, less the £100 excess and any sums you owe us.
Keeping it in force
The Protection Plan continues only while the monthly charge and all other Fees are paid on time; if you miss a payment, it stops from the date it was due. Review your declared value whenever you add Goods and tell us in writing if it should rise; you can increase your Protection Level from your next Billing Date. The law of England applies.
Your own insurance instead
Protection is required with every unit. If you prefer to use your own insurance, you must show us a policy in your name covering goods in storage before you move in, and keep it in force for the full replacement value of your Goods throughout (clause 31). Without the Protection Plan, our liability for loss of or damage to Goods is limited to £100 (clause 30).
